Old houses, new subdivisions, and everything between

Denver housing stock swings hard depending on the neighborhood, and floors behave differently in each.

Pre-war homes

Wash Park, Congress Park, Baker and Berkeley are full of original 2 1/4 inch red oak under carpet. Most of it can be sanded back to new if the wear layer is still there.

Mid-century ranches

Harvey Park, Virginia Village and Applewood often have oak over plank subfloor with heavy sun fade. Stain matching matters most here.

Newer builds

Highlands Ranch, Thornton and Broomfield tend to be engineered wood over slab or over crawlspace, which means moisture testing before anything gets glued or nailed.
