Hardwood floor sanding and refinishing in Denver
If your floor has scratches, pet stains, sun fade or twenty years of traffic in the hallway, refinishing usually costs a fraction of replacement and leaves you with a better floor than new material would.
Our process
- Furniture moved and doorways sealed with plastic
- Three-pass sanding, coarse through fine, with edger and buffer work
- Dust containment vented to an exterior collection unit
- Custom stain samples applied on your actual floor, not a sample board
- Two to three coats of water-based or oil-modified finish
Refinish or replace?
Look at a floor vent or a doorway threshold and you can see the wear layer above the tongue. With roughly 3/32 of an inch or more left, the floor can take another full sanding. Below that, or if boards are cupped past flattening, replacement is the honest answer.
We check this during the estimate and tell you which way to go before you have paid us anything.
Finish options
Water-based finishes cure fast, stay clear and have low odor. Oil-modified ambers over time and gives that warmer traditional look. Both are commercial grade in the grades we use.

How much does hardwood floor refinishing cost in Denver?

When can I walk on the floor again?
Socks only after 24 hours, normal foot traffic at 48 hours, furniture at 72 hours and area rugs after two weeks so the finish can fully cure.
